How I Lost £200k When My Grand Designs Home’s Roof Caved In – A Cautionary Tale

How a “Gravity Defying” Grand Designs Home Roof Collapsed and Got Rebuilt

A DAD-of-two who constructed a world-first Grand Designs home witnessed his roof dramatically collapsing when a builder overlooked a crucial rule. Richard Hawkes, 49, and his wife Sophie, 50, reside near Maidstone, Kent in a dwelling described as “lunacy” by Grand Designs presenter Kevin McCloud.

Innovative Design Challenges Collapse

Their “gravity defying” home showcases a stunning arch unsupported and made of merely a 100mm-thick layer of tiles and Plaster of Paris. The design, a world-first, featuring a method typically reserved for dome structures, with builders instructed to avoid exerting pressure on the structure during the build.

In a nail-biting incident during filming, the structure unexpectedly caved behind Kevin, costing them an extra week of labor and £200,000. Richard recounted the moment, saying, “There was a time when Kevin was on site filming with the house in the background when the roof collapsed.”

Understanding the Mishap

With the collapsed section repaired, the contractors were reminded of the critical rule of not leaning on the initial layer of tiles. Although some workers were initially frustrated, the team rallied together, acknowledging the fortunate outcome.

Navigating Reconstruction

A week later, normalcy resumed as the roof was mended and construction progressed smoothly. Richard, an architect by profession, shared that the arched roof design was inspired by his fondness for a remote location they visited frequently.

Challenges of the Unconventional Build

Despite initial skepticism, Richard’s courage and confidence in the project prevailed. Encouraged by his structural engineers from the University of Cambridge, the ambitious build progressed, culminating in the remarkable home we see today.

An Unforgettable Project

Despite the setbacks, Richard harbors no regrets; in fact, he takes immense pride in the unconventional build that continues to astound him daily. His wife’s passion for the home shines through, enabling the family to enjoy a unique living experience that blends seamlessly with the surrounding landscape.

With the successful completion of the project, Richard looks back at the bold endeavor with satisfaction, grateful for the opportunity to create a home that inspires awe and admiration.
